England only. This is a planning calculator, not legal or financial advice. Current government guidance says a tenancy deposit is generally capped at five weeks' rent where annual rent is under £50,000 and six weeks from £50,000 to £100,000. For most new assured periodic tenancies, rent in advance is generally limited to one month after the tenancy is signed. A holding deposit can be up to one week's rent and is normally refunded or credited, so this calculator does not automatically add it again.
